Services provided by the HOA include: basic cable/internet service and irrigation water to homes in Phases 1B and 1C.

The CDD is responsible for maintaining the community infrastructure such as the amenity center, pool, ponds and common grounds (Golf Course Road entrance).
The CDD also provides the irrigation water for Phase 1A.

The CDD is not able to enforce the covenants and restrictions that are part of the deed restrictions. It is limited to maintaining the community infrastructure.

The decision to have a CDD and an HOA was made by the original developer.

For issues related to individual homes, contact the HOA. Visit the website for Inframark, our property management company. After logging in, select Requests and then select General Request.
If the issue relates to the common areas such as landscaping or the pool/amenity center, use this form to submit the issue to the CDD.
There is no currently active social committee organized by the HOA. Individuals or groups are free to organize community events that interest them and their neighbors and could contact the Board to find out how the HOA might be able to support you.

Phase 1B is comprised of Glisten Court, Renwick Drive, and Rainwashed Loop

Phase 1C is comprised of the homes built by William Ryan

Phase 1A is comprised of the homes on Manorwood Loop, Glenridge Lane, Larchmere Lane, Peach Blossom Court, Ryegrass Loop and Roycroft Terrace. Homes that are on Creekside Park Drive and Wheatgrass Court that were not built by William Ryan are also part of Phase 1A.

Comprised of 5 residents, the ARC reviews requests for improvments to homes in the community to ensure that they are in compliance with the covenants and restrictions.

To submit a request, visit the website for Inframark, our property management company. After logging in, select Requests and then select ARC Request. Complete and submit the provided form.
Yes. Virtuatlly all exterior modifications to you home must be reviewed by the ARC to ensure that the proposed changes are in alignment with our CCRs and community standards.
The CDD operated pump for Phase 1A operates Tuesdays 8am-5pm, Wednesdays 24 hours, Thursdays/Saturdays/Sundays 7pm-7am.

The irrigation for Phase 1B and 1C do not have any day/time restrictions.

In Phase 1A, if your irrigation is not working on the scheduled days/times, please notify the CDD here

To report a key fob that is not working, submit a request to the CDD here.
To replace a lost key fob for the amenity center/pool, email Christina.Brantley@Inframark.com. There is a $25 replacement charge.
Our community manager at Inframark will periodically visit the neighbor to identify violations of our CCRs or standards and will send a notice (emailed or mailed) to homeowners where a violation of the community CCRs has been identified. The homeowner has 30 days to remedy the violation. If information is needed about the violation or if the homeowner disputes the violation, homeowners may respond to the emailed notification or may email the community manager, through the Inframark portal.
The lock for an individual mailbox is the responsibility of the homeowner, not the HOA or CDD. Many owners have found that WD-40 or graphite helps with keys that stick. Otherwise, you should contact a locksmith.
Yes. The following conditions must be met:
- A copy of the lease must be provided to the HOA
- Leases must be for a least a 3 month period
- A property cannot be leased more than 2 times in a 12 month period
- Leasee must abide by the community guidelines (the owner is responsible for any violation/fines)
- No more than 10% of the homes in the community may be rented
